Plenty of real estate agents can tell you an ADU might add value to a property. But ask what it will actually cost to build, what challenges you may face, how much value it could add, or what the finished property could realistically sell for, and the conversation often becomes theoretical.

My experience isn’t theoretical.

As a California real estate broker with 10+ years of experience and 300+ transactions, I’ve also gained hands-on experience with the development side of real estate: not simply identifying that an ADU might be possible, but working through actual properties where ADUs were added, homes were renovated and the finished properties were later sold. Construction was performed by A+ Construction & Remodeling.

I’ve helped real estate investors purchase properties throughout the Greater Sacramento area, evaluate their ADU potential, add accessory dwelling units, renovate the existing homes, and ultimately resell the completed properties.

That means when we walk a property together, I’m not simply looking at bedrooms, bathrooms, and comparable sales. I’m looking at what the property is today, and what it could become.

Fair Oaks, Sacramento County

Fair Oaks ADU Investment Project — 750 Sq. Ft. ADU + Home Renovation

Located in Fair Oaks in Sacramento County, this property offered something the listing photos alone didn’t communicate: a 10,724 square foot lot holding a modest 1,104 square foot home built in 1957. That left room at the rear for a second dwelling without crowding the existing house. The investors purchased it for $465,000.

We built a 750 square foot detached ADU with two bedrooms and two bathrooms at the rear of the lot, then renovated the existing house: kitchen, bathrooms, and fresh interior and exterior paint. No square footage was added to the original home, and the ADU is counted separately from it.

The completed property later sold for $760,000. What the eventual buyer got was not simply a renovated house, but a second, fully independent living space for a family member, a home office, or rental income. I represented both the seller and the buyer in that transaction.

Orangevale ADU Investment Project — 750 Sq. Ft. ADU + Home Renovation

This Orangevale property is one of several Greater Sacramento-area projects where the existing house was modest but the lot was not. The original home was a 1,008 square foot three bedroom built in 1959, and the investors purchased the property for $425,000.

A 750 square foot detached ADU with two bedrooms and two bathrooms went in at the back of the property. The existing home kept its footprint and received a renovated kitchen, renovated bathrooms, and new interior and exterior paint.

The finished property later sold for $765,000. For the buyer, the appeal was straightforward arithmetic of usable space: a refreshed main house plus a genuinely separate two bedroom unit, on one parcel, in an established neighborhood. I represented the seller.

Orangevale, Sacramento County

Orangevale ADU Investment Project on Oak Avenue — 750 Sq. Ft. ADU + Home Renovation

A 1,008 square foot home built in 1958, purchased by the investors for $455,000. On paper it was a small three bedroom with a single bathroom. On the ground it was a deep Orangevale lot with room at the rear that most buyers were not accounting for.

The build was a 750 square foot detached ADU with two bedrooms and two bathrooms, again separate from the original house. The existing home received a renovated kitchen, renovated bathrooms, and new paint inside and out, with no additional square footage added to the structure.

The completed property later sold for $779,000. Two independent living spaces on one parcel gives a buyer options a single-family listing cannot: extended family nearby, a rental unit, or space that changes purpose as the household does. I represented the seller.

About these numbers. Purchase and sale prices are the actual figures from these transactions. They are evidence of practical experience, not a profit calculation and not a projection of returns. A project like this carries ADU construction costs, renovation costs, permits, design and engineering, financing and holding costs, transaction costs and commissions, and it is affected by where the market moves in between. The price difference is not profit, and the ADU is not the only factor in the resale figure. Every property, lot, and market cycle is different.
