An online estimate does not know what you have done to the house, what condition it is in, or what buyers in your particular street are actually paying attention to right now. It cannot walk through the door. I can.

Why not just use an online estimate?

Use one by all means, as a starting point. What it cannot see is the part that decides your price: whether the kitchen was redone last year or fifteen years ago, how the light falls, what the neighbour's extension did to your back garden, and which of the recent sales nearby are genuinely comparable to your home rather than simply nearby.

Over three hundred transactions, the gap between the automated number and the real one has gone both ways, and it is often substantial in either direction. It is worth an hour to find out which way yours goes.

Thinking about building instead of selling?
